Servicing and maintenance agreements

The Regulatory Reform (Fire Safety) Order 2005 [FSO], requires that due diligence is shown and that a system of maintenance is in place to safeguard the safety of relevant persons in an establishment by maintaining your fire detection system in an efficient state, in efficient working order and in good repair. The minimum recommendations made by BS5839-1: 2002 is that a system is serviced at 6 monthly intervals by competent persons to ensure you meet with the requirements of the order and that under this agreement a call out service is provided to maintain your system in good repair should the need arise. Failure to keep your system in good working order is a criminal offence where prosecution could result in large fines or a prison sentence.

To meet with these requirements, Crystal Fire Detection can provide your periodic and functional testing as per the recommendations of BS5839-1:2002.

Combined Service Agreement

As Crystal Fire Detections commitment grows towards our clients we want to provide the most cost effective method for you to be compliant. From this we have developed our "Combined Service Agreement Packages" where in effect you could get your fire alarm and fire extinguisher servicing carried out for FREE*. And on top of this we are that determined to ensure, you our client, receives the best possible service on time, we will discount your visit by 10% if we do not attend the scheduled visit within its scheduled month.*

New installations

Following risk assessment by ourselves or others it may be deemed that your premises require a new fire detection and alarm system.  If so Crystal Fire Detection can engineer a system to meet with these requirements and provide an effective and reliable solution to ensure your legal compliance.  This will begin by:

Consultation

Our initial consultations are free to discuss your requirements (Ongoing consultations will be included within our project costings).

Proposal

From our initial consultation we can provide a proposal outlining an initial design and rough associated costs. If this is found to be satisfactory we can provide a comprehensive proposal, including our design package.

Design

The design pack will incorporate CAD drawings for the specified design category detailing locations of all fire detection and alarm points.  Once agreed with all relevant bodies a design certificate will be issued

Installation

Our experienced and competent engineers will install your new alarm system ensuring the minimum of disruption to your business. An installation certificate will be issued on completion.

Commissioning

The final step in the process involves thorough testing of the newly installed system to ensure that it operates in accordance with any recommendations of BS5839 and fire risk assessment specification, all relevant documentation will be provided on hand over.

Service and maintenance

Usually included in our project costing is a service and maintenance agreement plan, this will ensure that your new system remains fully compliant and that our warranty is maintained for at least 12 months.

The minimum recommendation made by BS5306 is that each portable appliance should be fully commissioned by a competent person immediately prior to placing it in its designated position and that each appliance should then be serviced on an annual basis by a competent person. Failure to keep your appliances in good working order is a criminal offence where prosecution could result in large fines or a prison sentence.

To meet with these requirements, Crystal Fire Detection can provide you with a total solution to supply, commission and carry out your on-going inspections of all of your portable appliances.

Lighting and signage

We will provide a complimentary 1 hour fire safety health check and survey where we will check your existing emergency Lighting and signage to ascertain your current compliance we will then make brief recommendations and if required a full quotation for any required works to bring you in line with current requirements, including any service agreements.

The Fire Safety Precautions Act 1971 has now been revoked and has been replaced in England and Wales with the Regulatory Reform (Fire Safety) Order 2005 (FSO) and in Scotland with the Fire (Scotland) Regulations 2006. Where it is stated "Specific emergency routes and exits must be indicated by signs (in accordance with the national regulations)" and "Emergency routes and exits requiring illumination must be provided with emergency lighting of adequate intensity in case of lighting failure."

The Signs Directive is enforced in the UK by the Health and Safety (Safety Signs and Signals) Regulations 1996 including reference to exit signs.

Fire Risk Assessments

“The Regulatory Reform (Fire Safety) Order 2005 requires that all employers carry out a Fire Risk Assessment of their premises. If there are more than five employees the results of the Fire Risk Assessment must be recorded in writing and kept available on the premises”

By using over 200 years of qualified experience within the fire safety industry we can provide up-to-date advice and consultancy enabling you as an employer to meet your legal requirements.
It is not unusual to find that employers are not familiar with this requirement and that they assume that possession of a Fire Certificate is sufficient. Fire Certificates are no longer in force, and current legislation does require that all workplaces be subjected to a Fire Risk Assessment.

The Fire Risk Assessment must be completed by a person deemed to be competent.  “The Competent person or fire risk assessor need not possess any specific academic qualifications but should:

  • Understand the relevant fire safety legislation;
  • Have appropriate education, training, knowledge and experience in the principles of fire safety;
  • Have an understanding of fire development and the behavior of people in fire;
  • Understand the fire hazards, fire risks and relevant factors associated with the occupants at special risk within the building of the type in question, and have appropriate training and/or experience in carrying out fire risk assessments.”

This service obviously requires a visit to the client’s premises and results in a written report that will satisfy the requirements of the regulations.
The assessments are carried out by professional fire consultants. Their experience often reveals shortfalls that have existed for many years but which could have led to serious problems had a fire occurred.
